Yes, the exterior and interior of all units when sold will be the same. Owners are not allowed to make changes to the exterior but will have the option to change the interior as they like. 

The units will be delivered to the owners with a "vanilla" interior upfit. Standard features include an ADA rated bathroom, utility closet, LED track lighting, emergency exit lighting, free standing glass railed stairway, glass railed balcony, 25 commercial grade windows including six massive 4' x 8' market push up windows and 2 frameless glass garage doors. Other than the bathroom, the interior walls will be left open for possible additional electrical and plumbing added by the owner.

No, your unit will be ready to use the day you take ownership. You never have to close in the walls unless you wish to do so. Many people like the open industrial look and may never want to change it. 

After researching luxury garage owners' preferences, we found most all individuals like to add personal flare to the interiors to match their personalities. Kitchen, bar, pool table, poker table, theater seating, etc. etc. Leaving the walls open allows the new owner easy access to add or change the electrical or plumbing so they can achieve the layout they desire. After any changes are made, it is very easy and inexpensive to finish the drywall or add other wall panels to the existing metal studs. 

Yes,  will offer a pre-approved additional up-fit plan that includes a finished kitchen, entertainment area, additional electrical/plumbing and finished walls. Owners can choose our preferred builder for this quick and easy additional up-fit or they can design their own masterpiece with their own builder. If the owner just wishes to have the drywall completed, that can easily be done as well.

No, all landscaping maintenance and facility up-keep are responsibilities of the HOA. 

Yes, the HOA will be the governing entity of the facility. The HOA will handle landscape maintenance, collections, rule enforcement, gate codes and other necessary facility business and operations. We anticipate HOA monthly dues of $150 dollars.

You will own and will receive title to the entire individual structure. You are responsible for interior and exterior maintenance of the structure, but the HOA provides all grounds and facility maintenance. One of Octane Park's major benefits is that you do not share any walls. 

It is not our preference for individual owners to rent units, but it will be allowed. We do, however, plan to have a minimum lease requirement of 6 months.

No.  By town code, individuals are not allowed to use Octane Park units as a residence.

No and yes. For the most part, you are not allowed to run a business out of your unit, however, individuals will be allowed to maintain a home office if they wish. From early feedback we anticipate many owners will maintain a home office in Octane Park away from their residence.

Absolutely, we anticipate a great deal of entertainment will take place in Octane Park.

No. We are sure there will be plenty of exotic and collectable cars stored in the facility, but Octane Park will not be managed as a car club.

No. By town code and HOA regulations, trailers, vehicles or other items are not allowed to be stored outside.
