Questions & Answers

Yes, all 44 units have been started, and all are in different stages of completion. We will begin closing on the first units in October. 


Yes, we have an "off-site" model and will be glad to schedule a time for you to tour. Just ask and we will set up a time. We are also wrapping up construction on our on-site model so potential buyers can see a fully up-fitted unit.


Yes, the exterior and interior of all 44 units will be the same when sold. Units are all the same size at 2250sqft. Owners are not allowed to make changes to the exterior but will have the option to change the interior as they please. The difference in unit pricing is solely based on the unit's location within the facility. 


We currently offer buyers 2 options.  Option 1 - INCLUDED in the list price, buyers receive an interior up-fit that includes full interior drywall, paint, finished upper-level floor, additional electrical outlets and the upper level is made "kitchen/bar" ready.  Option 2 - This option is for those that wish to complete the interior themselves. Take $35,000 off the list price and receive the unit with a "vanilla" interior up-fit. This includes drywall for the 1/2 bath and utility closet only. Limited electrical outlets, unfinished upper-level floor and the walls are left open (no drywall) to allow the buyer to install their own additional electrical and plumbing prior to drywall being installed.

With either option the buyer receives the standard features which include a 5-ton TRANE HVAC system, modern LED lighting, ADA rated bathroom, utility closet with a 200-amp electrical service, emergency exit lighting, floating glass railed stairway, glass railed balcony, 25 commercial grade windows including six market push up windows, and 2 frameless glass garage doors. 


No, all landscaping maintenance and facility up-keep are the responsibilities of the HOA. 


Yes, the HOA will be the governing entity of the facility. The HOA will handle landscape maintenance, collections, rule enforcement, gate codes, and other necessary facility business and operations. We anticipate HOA monthly dues of $150 dollars. The HOA is non-profit entity and will be controlled by the owners.


You will own a condominium land unit, meaning you will own a designated piece of land and everything that is built upon that land. You are responsible for interior and exterior maintenance of the structure, but the HOA provides all grounds and facility maintenance. One of Octane Park's major benefits is that you do not share any walls. 


Yes, but only for long-term leases with a planned minimum lease requirement of 6 months.


No. By Mooresville town code, individuals are not allowed to use Octane Park units as a residence.


Yes and no. For the most part, you are not allowed to run a business out of your unit, no car services, manufacturing or the like, however professional simi-private offices that are not open to the general public are welcome. From early feedback, we anticipate many owners will maintain an executive office in Octane Park and since Octane Park units are categorized as commercial structures, many owners are purchasing their unit through their business 


Absolutely, we anticipate a great deal of entertaining will take place in Octane Park.


No. We are sure there will be plenty of exotic and collectable cars stored in the facility, but Octane Park will not be managed as a car club.


No. By town code and HOA regulations, trailers, vehicles or other items are not allowed to be stored outside overnight.


Yes, the complex will be open 24 hours a day, 7 days a week. We are utilizing top technology LiftMaster gate and garage door motors so you can control the facility gate as well as your garage doors with the MyQ app from your phone.
